Glen Park sits on the southeastern slope of Twin Peaks, with its home values often influenced by nearby Noe Valley. That said, Glen Park offers distinct advantages that set it apart. Easy access to Glen Park BART, closer proximity to highways 280 and 101, stunning skyline views, and highly regarded pre-K and elementary schools—both public and private—make it a compelling choice for many.

The roads in Glen Park are curvy, and as you get closer to 280, freeway noise might factor into your decision-making. The case for double-pane windows couldn’t be clearer. The neighborhood features a mix of home styles—Edwardian, Art Deco, junior-5, and mid-century—reflecting various periods of development. Some homes have been significantly upgraded, exuding an ‘architect’ feel worthy of Architectural Digest or Dwell, while others have undergone more modest renovations that focus on maximizing living space. Most renovations were done by owners rather than developers, making spec homes a bit rarer in this area.

Where Glen Park is

Glen Park has distinct areas that are punctuated and defined by topography and proximity to I-280. Sought after as the natural extension/alternative to Noe Valley, proximity to 280 (and therefore Silicon Valley by extension) is just one of the draws of the neighborhood. Others include the charming ‘village’ feel focused in the Canyon Market (precursor to Bi-Rite that was eventually bought by Bi-Rite) area near Diamond and Cheney. The market is part of a collection of cute shops (the Cheese Boutique and the Critters pet shop for example), restaurants and services like the excellent public library branch that are all near to the Glen Park BART station, which is the first BART (or last) station that isn’t nearly as gritty or urban as the next ones in San Francisco (24th and 16th Streets are next and Civic Center past that). The area is also known for its excellent early education options, the Glenridge School, Glen Park Elementary for example and Sunnyside and St. Finnbar aren’t too far away either.

We’ve spent a lot of time in Glen Park looking with some of our dearest clients at all the nooks and crannies that make up the area as there really is a lot of variation between

Chenery flats to the Canyon. This long arc from Glen Canyon all the way to 30th Street in bizarro Noe Valley is both gently flat, but also features a variety of older home styles and architecture. Some homes are condos but many are Victorian/Edwardian/Sunset-style houses. The stretch of Chenery at Castro to Dimond is the stretch there were is a mini-Main Street of shops, restaurants and businesses. The stretch from Diamond to Glen Canyon has some of the friendliest people who will say hi to you or ones who will put little personal touches on their homes, or ones who you’ll always see out walking their dogs. After showing a set of buyers the neighborhood it felt like we should be sending checks to all these area boosters as their politeness leaves such a good impression.

Things to watch out for is that there are certain types of termites here that aren’t anywhere else in San Francisco, i.e., the dry-wood termite. Unlike other San Francisco termites, these don’t need to have especially wood nor a queen to thrive.

Chenery flats to Noe.

Argh on Arlington. While the houses can dramatic, remodeled (or actually two condos that look like a single house) the homes southeast of Chenery feel more apart from the rest of Glen Park. This is probably due to the curve of the area which limits your sight line to the houses just around you. Arlington’s Slow Street designation hasn’t helped much in overcoming that feel as it makes the street seem deserted (it feels like one of the least utilized Slow Street we’ve seen). Because these homes are so very close to 280, freeway noise will dominate your sensory landscape. In addition to the freeway noise, lower tree heights and a wider streetscape make this area feel less about the neighborhood feel and more about the houses themselves (which will hopefully have double-pane windows).
