The Beguiling Middle
Not the Hills. Nor the Extension. But the Knolls. Another Mid-Century invented neighborhood that has pretty epic location and views. But also one where a unique set of issues may come into play just as insurers are shrinking coverage areas post haste and buildings age into a ripe old age where significant replacement work needs to be done anyway.
Mid-Century stock to a 1970s enclave that you didn’t know about but we did because we listed an end-unit town home at the apex of the furthest point away from the main entrance you could be but this after working with the adult children of a federal worker who bought the home as a retirement one. While the kids knew the home somewhat, it was our job to understand and know the home in a different way to make strategic updates that would hit the right balance of cost, scope, functionality and design appeal. Our sale caused a bit of excitement in the otherwise placid condo loop that few San Franciscans know about but it also makes sense that once you live here, you never leave as the buyers (winners after mutiple offers), were renting 5 doors up. But if you are indeed after a secluded, many-times misty, forest setting without leaving the county, then this is your jam. Maybe your acoustic jam?
