Southeastern part of the City that is heavily residential in parts with dense houses (junior 5/midcentury, with some older parts having Victorians). Demographic was more ethnically diverse and working class in the past but evolving like rest of the City. Some areas had heavy industry in the past (shipbuilding) that are now being reclaimed and renewed (at the cost of hundreds of millions); others have lots of warehouses. Concerns: freeway noise, safety, inaccessible (car dependent)/removed feeling/isolation; climate.
District 10 Highlights
This area is hot—literally and figuratively. Being the furthest from the ocean, it’s the warmest part of San Francisco, with more sunny days than just about anywhere else in the City. Prices have risen significantly in the last few years, and as affordability in other neighborhoods tightens, more buyers looking for value are setting their sights here. But this is still a gentrifying neighborhood where home quality, safety and vibe can can vary block by block with an enclave type of feel where some homes have been flipped and updated in ingenious ways, while others are shoddier attempts by people are just getting started in home flipping or ones hamstrung by budget meaning the quality really varies. Comps may be difficult. Be leery of any listing with “plans” or that are “job-card ready.” Some homes closer to waterfront will still have bars over windows or front doors, multiple cars in the front. Yes, some conditions are rougher but again these areas are getting smaller over time and other parts of the district have really blossomed. Transit options have improved but skew heavily towards having a car. Good thing many homes have parking.
